On request, we provide itemised clearance records and photographic evidence of the property before and after clearance, which can support probate valuations or simply give an executor peace of mind that everything was handled properly. We're comfortable liaising with a solicitor's office directly if that makes the process smoother for the family, and we can turn a property around quickly when a sale or letting date is approaching.

Every probate clearance is quoted as a fixed price agreed in advance, covering labour, transport and disposal, so there are no additional costs to justify to beneficiaries or the estate later on.

Where clearance fits in the probate process

In most estates the house is cleared after the grant of confirmation or probate has been obtained and any valuation for the estate accounts has been carried out. If a professional valuer or auctioneer is being instructed, it is worth letting them see the contents before we start, since once items are removed they cannot be assessed. We are happy to hold off, or to clear only the rooms that have already been signed off.

Where a property is being sold, agents will usually want it empty and presentable before photographs are taken, and a clearance date that slips can hold up a whole chain. Tell us the date you are working back from and we will build the job around it, including weekend and short-notice slots where we can.

Executors carry personal responsibility for how estate property is dealt with, which is why we put everything in writing.
