Every day a property sits full of a departed tenant's belongings is a day it cannot be photographed, viewed or let. That is the whole basis of how we handle end of tenancy work: quick quotes, tight scheduling and a clearance that finishes when we said it would.

Send us photographs or a quick walk-through video and we will price the job, usually the same day. There is no need for anyone to meet us on site if you can arrange access, and we are used to collecting keys from agents and letting offices around the Borders.

We clear everything left behind: furniture, mattresses, white goods, carpets where required, bagged rubbish, and the contents of lofts, garages and gardens. The property is swept out and left presentable, so the next thing that happens in it can be a viewing.

Abandoned goods and the paperwork side

Where a tenancy has ended badly, the belongings left behind are not automatically yours to dispose of, and both Scottish and English tenancy law set out steps a landlord is expected to follow before goods can be removed or sold. It is worth checking where you stand before instructing anyone, particularly if items look valuable.

What we can do is make the record clean. We photograph the property and its contents before we start, provide an itemised list of what was removed, and photograph the finished state. Landlords and agents use that routinely to support deposit deductions, and it is far more persuasive than a description written after the fact.

As registered waste carriers we also give you a disposal trail for the load itself. If a former tenant later queries what happened to their property, you have documentation rather than recollection.

How quickly can you clear a property?

Yes. We regularly pick up and return keys to letting agents rather than meeting anyone at the property.

Yes, both. Carpets are lifted and removed, and appliances go for proper recycling.
